We let the property In October 2013, all seemed well, just a few issues with some windows not opening.
Around early Jan 2014, we started having pools of water appear in the kitchen. We contacted the agency instantly and they informed us a roofer would come out the following day. 2 days passed, so we rang the letting agency (Eafield & Maple) to find out what was going on. I spoke to a staff memeber whom told me that it 'Wasnt my concern'. Which is utter rubbish, as i was the one mopping the floor everyday.
A few days later, a plumber came round (hurahh!). Could he find the problem? No.
After ripping the tiles off from around the bath he left scratching his head. Great.
It wasn't until that evening (when me and my girlfriend were mopping up). That she noticed the waster was warm, after tunning our hands over the wall, the walls where scorching. I went upstairs and checked the boiler. It was over pressured. Causing the excess hot water to leak down the walls into the kitchen. How Eafield and Maples plumber didnt spot this is beyond me, clearly not a plumber worth his salt.
After the leaky boiler issue, all was 'ok' for a while, until the ceiling in the kitchen started to give (were the water had leaked) paint started to flaked off, mould built up and even MUSHROOMS grew out of our ceiling.
We contacted the letting agency AND the landlord on the 30th Jan 2014, since then no work has been done to rectify any of the issues. 4 of the 9 windows in the house still do not open, the tiles around the bath still hasn't been fixed and the roof in the kitchen is still flaking. The mould is building up around the door and to add to the issues, when it rains heavily, rain water comes in through the landing light fitting.
We handed our notice in on 4th June, (to add insult to injury) they agency (Eafield and Maple) put a sign up immediatly. They can market a property straight away, yet fail to maintain the property, despite me and my girlfriend chasing them up constantly.
We shall never use Eafield & Maple again, as the staff are rude, untrained and untrustworthy. Once they have the direct debit set up, you are pretty much left to hope for the best. I implore everyone to avoid Eafield & Maple.
What agent could do to change your mind?
Do a better damn job in every section possible. Don't be rude, fix problems when they arise.
