We moved 250 miles north, and were due a baby (and therefore unable to make repeated trips to London), it was important for us to know that a team on the ground would be able to deal with any concerns that either we or the tenant may have.
However, we feel that Felicity J Lord have seriously failed in their undertaking as a management company in some major instances.
First and foremost, property inspections should have been carried out on the property on a yearly basis. At no point during the nearly four years that Felicity Lord have been managing our flat have we EVER received a property inspection notice, nor even been made aware that one has been carried out.
It was only due to my father and father in law telling us in regard to the issues we are currently experiencing with the tenant that we should be receiving these reports that I checked our contract and found this out. I spoke to FJL agents on the phone , and was informed that an inspection took place six months previously, the first in over three years! but we hadn't been made aware. Furthermore, that inspection found serious damage to our property, which was never communicated to us!
We left our flat in pristine condition, having lived there for three years, and never had an issue with damp in the bathrooms. We understand that there will be fair wear and tear to the property, but the condition the flat is currently is in is far beyond that, and for us to not be made aware of it is absolutely ridiculous.
There is mould all over the bathroom ceiling. Thewalls are also covered in mould. The toilet seats are completely broken. There are water marks by an access port in the kitchen. NONE of this was communicated to us.
We have previously had an issue with the tenant where the extractor fan in the bathroom broke. We have no issue in that this needed to be replaced. However, she did not inform anyone that it had broken, until the bathroom started to go mouldy due to insufficient ventilation. We paid in excess of £800 + VAT to get the extractor fan replaced, and the bathroom completely stripped and repainted with waterproof/mould proof paint.
Now, not only do we feel that Felicity J Lord have not been acting in our best interests, but as a management agency, haven't actually been managing our property effectively at all.
Our major issues, summarised, are thus:
¢â‚¬Â¢ We have never received a property inspection report
¢â‚¬Â¢ The property inspection of October 2013 turned up serious issues and damage that were never communicated to us, and potentially affected the sale price of our property
¢â‚¬Â¢ Dampness in the bathroom was previously brought to our attention and rectified. Our concerns were aired about the tenant allowing it to get to that point by not communicating the broken extractor fan (indeed, she didn't even tell us the fan was broken, that was found out by the attending contractor!!!), and therefore she was the cause of the resulting cosmetic damage. Despite this, we were still made to pay for the cosmetic damage.
DO NOT USE FELICITY J LORD/SPICERHAART FOR LETTINGS! THEY ARE A HORRENDOUS, AWFUL COMPANY WHO ONLY CARE ABOUT TAKING YOUR MONEY!!!!!!
