Yes I am well aware of the process thank you. Regardless of how long you have been trading, charging for cleaning that is not required is shady practice in my opinion. I am not the only person to have spent hours cleaning a property only to have happy lets send round one of their own agents to advise that there is 'dirt and grime' that apparently warrant a very expensive cleaning contractor coming out to conduct a professional clean.

I didn't write this review to go through all of this with happy lets again as we have gone over this many times. I wrote this to make people aware that happy lets will look for any way possible to try and take deposit money from them.

We are deeply disappointed to read your review and that you were dissatisfied with the result of the independent adjudication from SafeDeposits Scotland (the Tenancy Deposit Scheme).
In line with current legislation, neither Happy Lets nor your landlord holds the deposit. It is held by a government approved tenancy deposit scheme that hold the deposit until the end of the tenancy at which point both tenant and agents (on behalf of the landlord) have the opportunity to submit a deposit refund proposal and submit relevant evidence. Where there is a dispute between the parties SafeDeposits Scotland are the ultimate arbiters of the deposit return.
I would like to clarify that upon submission of the evidence to the independent adjudicator (including an invoice showing that the property was professionally cleaned when your tenancy began and a check out report with photographs and details of all the areas that were dirty, dusty and grimy) they came to the decision that the cleaning bill was justified and that part of the deposit should be allocated to the cleaning bill.

The cleaning company we use may be a small, independent company with no website at this time, but (as we clearly detailed to SafeDeposits Scotland along with our evidence) they are registered with Companies House and we have fully vetted them and have been consistently satisfied with their work.

I would respectfully disagree with your comment that Happy Lets are ‘shady’; we have been successfully trading for 9 years; we voluntarily became Licensed Arla Members and adhere to a strict code of conduct. We are a Company committed to the highest standards in the industry.
As you did not raise any issues during your tenancy we were unable to address any areas where you felt we were lacking. Because you renewed your lease and then asked to stay on even after your lease had expired because your new flat was not ready, there was no indication that you were dissatisfied with our service.
