We were trying to buy the property marketed by Marcus Grimes and having made an offer to the agent, the agent immediately told me the amount of another bidder who had bid on it. I considered this and matched it, despite suggesting to the agent that I did not think that was ethical. The seller accepted our offer and agreed with us and the agent to take it off the market and not entertain other offers or interest. We were proceeding through survey and contracts preparation. However, Marcus Grimes received another offer from another interested buyer and the agent advised the seller to follow the money and the owners rejected it. The other party put another bid in and again the agent advised the seller to accept, by trying to forget the people side and think only of the money, so the seller accepted that offer. The Seller told me this explanation, which is a different story to what Marcus Grimes told me. Marcus Grimes did all they could to encourage more bids, despite a sale being agreed and it being of the market. Gazumped. Great if you want a ruthless seller, bad if you want to buy through them or want some moral fibre and ethics.
What agent could do to change your mind?
Held to its original agreement of not marketing the property or entertaining offers and discouraged the gazumping, certainly not disclosing the actual ‚£ offers of other interested parties, which was part of trying to carefully encourage a bidding war
