Redbox was the third agent I instructed after losing hope of ever trusting an estate agent again. The first one was Hatched [see review], a web-based outfit who found me only five viewers in four months. The four offers I got were comical ¢â‚¬â€œ looking back, I realise that buyers thought of Hatched as a cut-price brand, and so they cut their offers accordingly. The second agent was a local partnership, Hamilton Bower [also reviewed on this site], who tricked me with a story about an investor they ¢â‚¬Å“knew well¢â‚¬Â. It turned out he didn't exist.
Frankly, after being so badly let down I was suspicious of everyone I approached. The package Redbox were offering me was a combination of the online agent [access to internet portals] and local agent [valuation, photos, personal communication] ¢â‚¬â€œ and for a very reasonable price. Also, their marketing strategy would mean lowering my asking price quite a bit, but after 6 months of inactivity, I had to admit the market was telling me something, and their plan was more realistic.
And it worked. I got 5 viewers in 5 weeks ¢â‚¬â€œ not bad for January ¢â‚¬â€œ and by the 31st we had a viable offer. Over this time I built up a good relationship with Greg and Janine and their team, who were unfailingly friendly and supportive and completely straight with me. What a contrast from the Hatched call-centre approach, where I got a different person to start over with every time, or Hamilton Bower where the ¢â‚¬Ëœreceptionist' was barely out of school and one of the partners admitted to never using email! With Redbox I always felt I was dealing with people who say what they mean and mean what they say. Obviously this should be part of any business dealings, but when it's about your home, you need that bit extra reassurance ¢â‚¬â€œ and I can honestly say I got it from Redbox.
Then things got stuck. The buyers, who were pre-approved for a mortgage, seemed to be having problems getting one. [Mortgage lenders were introducing ¢â‚¬Å“new¢â‚¬Â guidelines for checking people's ability to make the repayments, i.e. the old ones they abandoned in the period leading up to the bank crash]. It took six weeks for these folks to get their funds just right. Since the deal with Redbox had meant paying upfront, I worried there wouldn't be enough incentive to progress my sale.
I needn't have. Janine remained on the ball right through to completion, masterfully tracking the process despite difficulties of dealing with naive first-time buyers, a sluggish mortgage broker and a shifty lender. Also, she continued fielding enquires from alternative buyers just in case. I could phone or email her or Gemma any time for updates or advice. Nothing changed in their attitude to the task or their commitment to a positive outcome. I realised the slogan on their website ¢â‚¬â€œ¢â‚¬Å“it's not just our business, it's our passion¢â‚¬Â ¢â‚¬â€œ means exactly that.
I have really enjoyed dealing with Janine and Greg and their team at Redbox. They have been true to their word and provided an excellent service throughout. They are very market-savvy, extremely hard-working and thoroughly decent and I wouldn't hesitate to recommend them to other sellers.
