This company should be banned from letting out properties. Despite numerous requests to do our five months out of date gas safety check, deal with major damp problems amongst many other serious problems, rotten floor joists, soil stack pipe leaking into cellar etc not one single problem was dealt with. The manager there insisted they had a gas safety certificate.... even though we didn't! Cut a long story short, we got the private rent sector involved and reported them to the HSE about the gas safety check. Finally found a new property elsewhere and had to move. Complete nightmare....suffered 12 months of huge stress due to these clowns. Never ever rent a property through this joke of a company!

This tenant is quite simply the tenant from hell and will no doubt be doing the same thing at other properties.

We have let 1000`s of rented properties over the last 20 years and have rarely experienced a more problematic tenant than this one :-

The true facts are as follows :-

This particular property was at Garden Field in Wyke.

The property was newly refurbished by the landlord prior to this tenant moving in and had new decor, new carpets, new kitchen and a new bathroom.

Thorough references were taken for this " working " tenant who worked a debt collector

The tenant soon after moving in mysteriously lost her job with the landlord allowing the tenant to claim housing benefit.

The tenant was soon heavily in arrears with the tenant spending and not paying her housing benefit to our office.

Arrears of rent to the tenants vacating date are a shameful £1565.36

Condensation was reported due to the tenant not heating the property adequately with the landlord installing a central heating system and subsequent gas safety check.

The other repair was a leaking soil stack which the tenant despite numerous attempts never allowed any contractors or the landlord access to the property which can be verified

The tenant disgracefully used anything as an excuse not to pay the rent.

The tenant had a dog in the property without permission.

The property was left in a dirty, filthy condition. The property smelled badly and required another revamp by the disappointed landlord who really had been treated badly by this tenant from hell.

We have full records, signed inventory, check out reports and photos of the property before the tenant moved in and after the tenant moved out which tell the true story of this absolutely disgusting tenant.
