They did not do credit checks. They sent a Notice to Quit letter telling the tenant she didn't have to move out if she didn't want to - obviously this was against my interests as a Landlord. They gave no advice on the need for insurance. They did not inform me of the condition of my flat (bad), I only found out the true condition when a third party took a look around and told me.
What agent could do to change your mind?
They could have done credit checks - I asked them to do this, but they said, 'oh no, we don't do credit checks' as if there was actually something wrong with doing credit checks; as a person who's been a tenant, I found this incomprehensible, but I stuck with this agent for ages, just because I had no idea about letting agent practices. Also they should have not put things in the NTQ that were against my interests.

Asked for advice on buying a property, spent quite a while discussing this over the phone, felt confident to make an offer, Lesley was going to send over fee schedule, she noted closing date, after putting in a Note of Interest on the Property she failed to tell me the property had set a closing date and never bothered sending me her fee schedule despite me chasing this on the phone, completely disinterested despite me going to spend a significant amount of money on a life changing event. Poor service, not interested, quite blunt on the phone, did not follow up on promises made. I went elsewhere.

Neilsons carry out three monthly regular inspections with photographs for all tenancies. The landlord received photographic reports every three months detailing the condition of the property. It should be noted here that the tenant was resident in the property for 4 years and that the appropriate fair wear and tear should be considered accordingly over that course of time. The landlord was provided with continuous photographic inspection reports throughout the tenancy.

Neilsons Lettings & Property Management Dept reference ALL suitable tenant candidates for all rental properties including credit checking. It is the landlord's responsibility to pay for any referencing fee incurred.

The landlord made it quite clear that she was happy for the tenant to stay on at the property if the rent was brought up to date (the tenant failed to make his monthly payment). The correct Notice documentation was served on the tenant to protect the landlords interests in this case.

Fees are reasonable- you get what you pay for and Neilsons we’re worth every penny. Plus they didn’t look for any fees up front which helped a lot.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
