I have been a landlord with Readings Property Group for 13 months and i can tell you now that it has been the worst 14 months of my life as a landlord. This is the first time that i have ever let a property and i can assure you that i will never take this route again from the experience that i have had with Readings.

It all started very well and our tenants were business which installed better confidence but we never received any rent for the first 2 months due to repairs that needed to be carried out, we were not informed of the repairs they just went ahead and as such we had no money from the property for 2 months, considering the rental is £850 per month this was a huge amount to go without. We only received the invoices for the repairs some 2 months after, this was after emailing and telephoning them.

When it comes to receiving payment from Readings well that is just a lottery in itself, our payments fluctuated from the 17th of each month to the 28th of each month. We explained to Readings that our mortgage comes out on the 25th of each month and the latest the payment can go in was the 24th. Around 7 months ago it was the 24th and we had not received rental payment so i telephoned the branch and was told by the lady who deals with lettings, and i quote "you are lucky to be getting paid this month as we have been without internet access for 2 weeks", naturally i hit the roof and explained that that is not my problem and to get the money in our account by any means. As a landlord this kind of response does not install confidence within this company.

Another occasion of this company not giving a toss is when the tenants 6 month agreement came to an end and it ended up moving onto a rolling month agreement. We were not very happy with this so in October emailed Readings and explained that we wanted a 6 month agreement back in place or a minimum 3 month. I received no reply after a week so i telephoned them and was informed that the tenants only wanted a 1 month agreement, again i explained that we wanted at the very least a 3 month agreement to which i was told she would ask the company and get back to me, needless to say they never did. After this we decided in January to put the house up for sale, we did not go through Readings and used a different agent, wow and behold that upon Readings finding out i received a phone call from them to see if we would consider a 12 month agreement with the tenants!! Answer was no!!!!

I also know that regular checks have not been carried out on the property and the last one was completed last month by the managing director, who has not yet provided me with any details of the check.

So this brings us to today, the 24th of March 2014, our tenants are leaving the property on the 14th April 2014, today is the latest we should have received our payment from Readings, is the money in our account? You guessed it, no. Our mortgage is due to come out tomorrow, we cannot make the payment on the mortgage and all this is down to the incompetence of Readings Property Group. In fact i kind of joked with myself that this being the last month it would not surprise me if we did not get paid from them today, which we haven't as already stated. The way i look at this is a personal attack and a means of making us pay for the times i have had to call and email and naturally had to shout to get any kind of response from this company.

I cannot wait for the 14th of April to come so i can have the keys handed back to me and check the property over, Will Ravenhill one of the directors of Readings will be meeting me at the property to do this, hope he's wearing his flak jacket and tin hat :)

My advice to anybody who is considering letting a property is to steer well clear of Readings Property Group, do your research on the letting agents first and hopefully you can avoid the lies and could not give a f*** attitude that we have had to endure for the past 13 months.
What agent could do to change your mind?
Nothing, they are liars, do not provide the level of service and payments are whenever they feel like it.
