When looking for somewhere to for our second year at University we were informed by David Rolph that he had many properties we could look at. He's a good salesman I'll give him that - talking up all the properties - spacious and great value for money. However when we went to view these amazing properties we were left horrified. How SWR can represent landlords and try and encourage people to let these properties astounds me. Most of the properties were old and run down and just plain dirty. I think these people genuinely believe that it is acceptable to expect people to live in these disgusting houses just because they are "students".
We finally decided on a house to rent and paid all the fees etc. However, when it came to the day we moved in we arrived at the house to find dead flies, spiders etc everywhere. The place was completely filthy. The garden was overgrown, the carpets were stained and most disturbingly of all the mattresses had some horrendous stains on them - so bad that they had to be immediately replaced. We also had to have professional cleaners in before we could move in, causing a delay to us moving in.
Although we did appreciate that David Rolph was able to fix the issues they shouldn't have been there in the first place - any decent landlord or letting agent surely should have checked the property over before letting new tenants move in?
Throughout the year David Rolph was extremely difficult to contact, many times messages, emails and voicemails were left for him with no reply. Often we had to contact him in several different ways, several times just to get a useless response. He seemed to think that as students he could be as rude and condescending to us as he wanted, although unsurprisingly if a parent called he would come over all polite and helpful which was infuriating for us.
The house was not up to scratch by any standards, it was awful. "The best of a bad bunch" is the only way to describe it.
When we finally left the property there were more issues to contend with - being expected to pay for cleaners when we left - baring in mind the state it was in when we arrived we found this a shocking request. We left the house in a much, MUCH better state than when we arrived and even cleaner than after the cleaners had been in. The cheek of this letting agency is unbelievable, they have no concern for tenants at all and are only focused on making money for themselves and landlords.
David Rolph is the only agent we dealt with so we cannot comment on any other staff, we found him completely useless, rude and extremely arrogant the whole time we were dealing with him.
I urge anyone contemplating using this SWR letting agency to seriously reconsider and find someone else. ANYONE ELSE.

It is true, the house was not perfect when they moved in, however we did everything in our power to correct any areas needing attention as quickly as possible. It is at this point and only this point that I spoke to one of the parents. Other than once more after checkout, this was the only time I spoke to a parent.
Unfortunately for this group, they left it till late in the day to look for a house and ended up having to join 2 others that they didnt know to complete their group of 4. One of their housemates disappeared after 1 month and, although there was an advance to cover some of the rent, there was still 4-5 months of rent unpaid. Try as the tenants did they couldn't replace him so this rent was deducted from the deposit, clearly a source for anger and disappointment, however, there is no-one here they can blame except the tenant that disappeared. Sadly it seems, I bore the brunt of the anger. Throughout this whole process, I was in communication with the University of Surrey trying to get their accommodations office to send anyone looking for a room to contact us or the tenants.
In order to reduce this liability, we even agreed to end their tenancy over a month early to save them money.
We charged them no cleaning costs at checkout due to the problems we had at the start of the tenancy, however, we did have to pay for a van load of rubbish to be taken away, this was deducted from the deposit.
By letting them off the last month and a half rent, we effectively saved them over £2000, however, for some reason, this wasn't good enough.
I deal extensively with the University and students and have never been accused of being arrogant or rude, however, if that is the opinion of Rachel and Francesca then I am sorry you feel this way.
With regards to the quality of the house, there are better and there are worse. We do not accept any sub-standard properties and ensure that certification and high standards are kept up to date. This said, following this tenancy we recommended a new bathroom be put in to this house and it's been very much enjoyed by every tenant since.
I am sorry your housemate let you down so badly, I do wish however, that if you decide to write a review, you be honest and fair. Making up issues and comments to satisfy your anger just to damage my reputation is simply not fair. Honest and constructive criticism is always welcome.
