North Oxford Property Services are the worst letting agency I have ever come across. The property I was renting was transferred to them from Bannits midway my tenancy, and I have had nothing but problems with them. A few examples to illustrate this:
- I reported a major issue that had been ongoing since I moved into the property. I wrote them every week requesting a repair, often receiving no reply, and sometimes being promised that someone would come over, but no one ever did. This went on for three months, after which I got the council tenancy relations officer involved. Only then did they agree to send someone over who was recommended by the council. However, they afterwards decided to try and fix the issue on the cheap and got a clueless contractor in to do it. When I left the property months later, the issue was still ongoing, to such an extent that it is detrimental to tenants' health. Instead of fixing the root of the problem, it was obvious that they are planning to hide it with an extra layer of paint.
- Even though I requested explicitly that they would not do this, they always handed out the keys to the property to various contractors, jeopardising the safety of my possessions.
- Their administration is a complete mess. For example, they failed to protect my deposit, and managed to lose £100 of the deposit I had paid them "due to a typo". It took me several phonecalls and emails for them to admit that they had indeed received £100 more than they had recorded.
- It was my impression that they consciously try to cheat tenants out of money. For example, we were told to pay £300 each in order to be able to leave our fixed-term tenancy early, and we had to find tenants ourselves. When I mentioned that the £300 was not mentioned anywhere in our contract, it was waived all of a sudden. Their contract is full of hidden charges, and massively in their advantage.
- I had to threaten with court procedures in order to get my deposit back, a month after my check-out day (the law requires that the deposit is returned within ten days).
While renting from them, I spent at least an hour a week, often more, contacting them, speaking to the council, contacting Shelter, etc. It did not help that staff were often rude, and the landlord, who also owns the company, takes no interest in the state of the properties whatsoever, letting them deteriorate to the point that they become uninhabitable. I would never rent from them again, and I would strongly advise everyone to not rent from NOPS. Do yourself a favour, and choose another letting agent. You can't do any worse than renting with North Oxford Property Services.

Thank you for your response. However, I cannot agree with some of the points you make. Although our contract was with Bannits, we took out a new lease with NOPS, and paid an extra deposit because you raised the rent by 8%. I had to chase the landlord, a Bannits representative and a NOPS representative repeatedly over a period of 4 weeks before it was returned to us. Our tenancy deposit scheme, under which the Bannits deposit was protected, also informed us that the NOPS top-up deposit had never been protected, which is illegal.
Also, with regards to the repair that our flat needed: this was a wall that had been damp since we moved in, and it gradually got worse. The damp specialist that the council sent over, said that the whole wall would need to be stripped to uncover the problem, and dry out for a couple of months. Fed up with NOPS and with the issues, we offered to move out immediately so that the work could take place. The NOPS representative literally said to us that the landlord did not want the property to be empty for even a week - new tenants moved in as soon as we left, and nothing had been done apart from you providing us with a dehumidifier (which ran on electricity we paid for), and a strip of black rubber on top of the wall, which did nothing. I would be very surprised if you had fixed the issue even now. It is detrimental to tenants' health, and I cannot give you a clearer example of the fact that NOPS really do not work in tenants' interest as you claim elsewhere on this page. Thank you for taking the time to reply to mine and other comments, but from the sheer amount of negative reviews on here listing again and again the same issues, I think it is clear that there are serious issues with the service that NOPS provide. You claim on here that you are happy to be contacted, but you never responded to my many emails and phone calls when I was still a tenant. Turning things around at NOPS will take more than a few half-hearted apologies and excuses.
