I'm not sure our approach is particularly unconventional as one look on Rightmove shows a range of agents using 'guide price', 'offers in excess of' and 'open house' tactics to muster more interest quickly for their clients.
You had indeed tried marketing with a local agent without any resulting offers, which really indicates that the first agent priced too speculatively to create the right type of interest to attract you an offer of any worth.
After researching the market ourselves, similar flats were being sold around your eventual sale price, so I concede we probably did start too high, but for your need to try and recover your initial investment. The sad truth is that often buying a new build yields a result like this - just ask all those that originally purchased flats in the 'Docklands'.
I don't feel we did underprice your flat. I think after just 16 viewings, not a great deal by any stretch, it was clear that the buying public simply didn't hold the same opinion of the value of your flat - and ultimately it's worth the sum a buyer is prepared to pay.
