Do not use this company. Their letting agents are friendly and they have a decent amount of stock but pressure people from the outset to accept houses without any time to look it over. My friends and I took a house in Camden that had been refurbished by Black Katz for a non resident landlord. When we moved in their was a long list of items still to be finished - installing blinds, cleaning paint of counters, servicing the heating, the washing machine and the cooker were faulty - we took a list and sent it in to the "maintenance team" It has taken 3 months and plenty of emails and phone calls to get some of the work done, the rest is still outstanding. They also changed the locks to the house on Christmas eve without telling us because an unannounced maintenance person suspected the door had been tampered with - Never contacted us and then when we had to use a locksmith to get in on Christmas day they refused to refund the charge.

We work very, very hard on customer service which is why we are getting so many positive reviews.
Your comments are simply misleading and have little credibility; for example your washing machine has been independently checked by 2 contractors who both found no fault with it but still you claim it is not working - you simply seem determined to attack us. We suggest that a formal meeting is set up at our offices to address youir issues.

Outstanding Issues:
1.The washing machine only works on one setting, 4 - hardly working perfectly
2. The counter has not been fixed, we requested it to be addressed in November
3.The electric shower hasn't worked for three weeks, it now has two settings cold or scalding.

In regard to the locks, why would your maintenance person not call us, the tenants, with his concerns?
The number left on the door was called, it gave a recorded message including a further number to call, this number called out.

We take all complaints very seriously and will do all we can to resolve them but in this instance we feel much of the comment is unjustified.
1. We do not pressure tenants into accepting properties without any time to look over the property.
2. We do not do property refurbishments for landlords. In this instance the landlord wished to do refurbishment works to the property and asked if we knew of anyone; we forwarded a contractor we used and thereafter the relationship was direct between the landlord and contractor.
3. After the move-in various outstanding issues were raised and we forwarded these to the landlord and contractor to agree quotes and works commenced. Further outstanding issues were responded to and mostly resolved but these did include a claim for a 2 seater and 3 seater sofa even though the original paperwork was only agreed for a 3 seater sofa which the tenants then accepted and also included the claim for a faulty washing machine which has now been checked twice and been found to be working perfectly on both inspections.
4. Our understanding, subject to verification by our management department with the tenants is that there are no outstanding issues.
Finally, with respect to the locks the tenants instructed there own locksmiths on the 23 December to change a lock without reference/knowledge to ourselves - we were operational that day for emergencies. Then on the 24th when a contractor of ours was at the property he was concerned that the lock had been drilled out and there were boot marks on the door and for security changed the lock and left a note with the correct phone number; when the tenants returned on the 25th they did NOT contact the number (we were operational and contacted by other tenants for emergencies) but again changed the locks and as such neither ourselves or the landlord can be held liable for their actions.
We take all complaints seriously and work to resolve them and hope these tenants have a long and happy tenancy.
