I am currently disputing the charges being requested following a rental with Leaders Gosport.
When I went to first view the property I rented through Leaders it was agreed and stated that the dƒÂ©cor was in poor condition (along with the carpets) and that the landlord was happy for me to make alterations to the dƒÂ©cor ¢â‚¬â€œ no guidelines were given.
The fact that the dƒÂ©cor was in a poor state was reflected in the monthly rent being lowered from £600pcm to £570pcm that I was paying.
The fact that I notice that the rent has been put back up for the incoming tenants must have reflected that the dƒÂ©cor was of a suitable standard for them to have accepted.
Also on checkout the Checkout report reflects that the ¢â‚¬ËœdƒÂ©cor is of good appearance throughout, though some rooms appear to have been redecorated after inventory' and ¢â‚¬Ëœa good job has been done'. As opposed to the reports on the condition at start of tenancy like, ¢â‚¬Ëœmany nail holes around, 6 metal wall plugs above window' ¢â‚¬Ëœpaint chips to brown wall, ¢â‚¬Ëœfew light marks to other walls, drill hole, nails, nail holes', ¢â‚¬Ëœscrew, nail, picture hook', ¢â‚¬Ëœlight scuff marks, 5 old holes,4 chrome wall racks with hooks, nail holes', ¢â‚¬Ëœlight stains'.
The flat was left in a significantly better condition than it was taken out in.
Then following checkout how surprised I was to learn that the landlord would like the following contributions:
1. A contribution of £100 for the non-authorised decoration's to the lounge
2. A contribution of £75 for the non-authorised decoration's to the bedroom
3. A contribution of £75 for the non-authorised decoration's to the kitchen
4. A contribution of £75 for the non-authorised decoration's to the bathroom.
On top of this there was also a cleaning bill for £135.
Tip; be careful what is agreed to verbally and ask for it in writing. Go through everything with a fine tooth comb and ensure you are happy.
