Our situation was that we needed to move quickly with my wife pregnant. We had an offer accepted on a property (owned by the agent's mother) and were told by the agent that the vendor was keen to sell to us. We were then advised that the property would not be taken off the market until the funds were in place. We sent the mortgage offer to the agent and then were advised that a survey would need to be completed before the property was taken off the market. On the week of our survey the agent then came back to me and said that the vendor had decided they were not happy with the agreed price and did we want to increase our offer. I said 'No' and the next day there was suddenly a better offer on the table from another buyer. At this stage I washed my hands off the situation.
What agent could do to change your mind?
The agent was too close to the vendor (related) and behaved in an unprofessional manner, changing the goalposts constantly. In the end I felt like I had been used to encourage other buyers to bid on the property e.g. there is an offer on the table and you will need to be quick etc.

I am so sorry that you are unhappy with the service received by Homesale. We strive to achieve the highest levels and Caren who dealt with you back in September recalls the unfortunate circumstances that lead to you losing the prospective purchase.
I believe you viewed the property and promptly offered a price that was lower than the vendor wanted although the vendor did agree to the potential sale subject to it staying on the market until we received proof of funds and a successful survey. The following week another viewing took place and the following week (after your mortgage offer but before your survey) a higher offer was put forward. We did contact you to see if you wanted to increase your offer but you did not. At this point the vendor (my parents) did decide to change to the purchasers who offered a higher price. Unfortunately this led to the property being sold at the higher price to another party.
