My experience with Cedar Estates was quite painful. I decided to share it in the hopes that it might contribute to their reputation and make them realise what good customer service is.

At the stage of signing the contract I was already upset, because the spelled out about 15 different clauses of the charges their tenants are supposed to pay on top of rent. Attempts to negotiate some reasonable clauses were turned down quite roughly. I told them I feel trapped by the contract rather than protected and the response was: the law is always on the side of the tenant. They thought this should make me feel better.

I was very constrained on the time back then, so decided to sign up nevertheless. Since then I had two more encounters with the agency, both very unpleasant.

The address of the property is relatively recent and has not gone into the databases of the utility companies and the National Grid. Because of that 10 months into the tenancy I still do not know who my electricity supplier is as a couple of companies I contacted failed to recognise the address. The agency is supposed to liaise with the landlord on such matters, but they repeatedly are sending me back to speak to BritishGas or whoever.

A couple of months ago I have accidentally caused a leak in the flat, which has gone through to the neighbours one floor down. The agency turned up to examine the damage and after due diligence was done they promised to provide an independent quote for the repair. They said they want to ensure I don't get robbed in case my neighbour decided to replace the entire ceiling at my expense instead of doing only necessary repair. It sounded reasonable and nice, but ever since they refuse to admit they have proposed it and insist I deal with the neighbour on my own.

These examples illustrate their attitude: they will charge you for every single excuse they can think of and will find the ways to avoid doing their job. Their agents are very nice, but do not let it mislead you: these guys do not care about existing customers being too busy hooking up more victims every day.
What agent could do to change your mind?
Their agents are actually great. It's the property management staff that I had an issue with.

CEDAR ESTATES COMPLAINTS PROCEDURE:

We are committed to providing high-quality service to all of our clients. When something goes wrong, we need you to tell us about it. This will help us to improve our standards.
Our Complaints Procedure
If you have a complaint, please contact us with the details.
What will happen next?

1. We will send you a letter or email acknowledging receipt of your complaint within three working days of us receiving the complaint, enclosing a copy of this procedure.

2. We will then investigate your complaint. This will normally involve passing your details to our client care representative Alex Croft, who will review your matter file and speak to the member of staff who acted for you.

3. Alex Croft will then respond by letter or email, or invite you to a meeting to discuss and hopefully resolve your complaint. He will do this within 15 working days of sending you the acknowledgement letter.

4. Within three days of the meeting Alex Croft he will write to you to confirm what took place and any solutions he has agreed with you.

5. If you do not want a meeting or it is not possible, Alex Croft will send you a detailed written reply to your complaint, including his suggestion for resolving the matter, within 15 working days of sending you the acknowledgement letter.

6. At this stage, if you are still not satisfied, you should contact us again and we will arrange for another person or someone unconnected with the matter or the firm, to review the decision.

7. We will write to you within 14 days of receiving your request for a review, confirming our final position on your complaint and explaining our reasons.
