This company has managed to beat North Tyneside Council in incompetence, laziness and overall service. The property we moved into required extensive repairs to the roof and load baring wall, which even after 9 months of basing them and the landlord directly were not done. When we moved out of the property we found they had not provided us with a certificate of Deposit protection (a requirement of the Housing Act 2004) and refused to provide us with information regarding which deposit protection scheme our deposit was held in. After moving out of the property on the 31st October 2013 it has taken until the time of writing (09/12/2013) to have them commit to repaying the deposit after 3 weeks (once an amount was agreed) of chasing them up and finding out they had supposedly placed the deposit in another tenants name (breach of Housing Act 2004 number 2). I had to threaten the company with county court before they would even follow up on a call back s we could provide the bank details to return the deposit too. I have given this company until 12/12/2013 to return the money to our account, if they have not court proceedings will commence.
In conclusion I do not recommend this company to a single person, their practices are either fraudulent or they only hire the most incompetent people they can.
What agent could do to change your mind?
Fulfil all requirements of the Housing Act 2004 and not attempt to avoid palling ex-tenants back regarding money that does not belong to the company. Further to this they could also perform regular checks on properties to ensure landlords perform required repairs, as well as completing a full itinerary before letting a property so they can follow this up with landlords so their properties are sealed against the elements (such as severe leaks in the roof across the entire property).
