1. There should be regular reviews, every two months, of the apartment by Life Residential to ensure that tenants maintain the property up to standard and that a problem does not become worse and necessitate repair work which then needs to be paid for by the landlord.
2. Pre-tenancy cleaning services should not have to be paid for by the land lord. If a property is handed over in a clean state to a tenant then it should be the responsibility of the tenant to leave the property in exactly the same state. If the tenant does not do so then a sum of money should be deducted from the tenant's deposit to pay for the necessary cleaning. This has not happened in my case.
3. I have been made to pay for "check out". What is this ? You charge a sum of 10% +VAT (commission) and 6% + VAT (management). What is the managment fees for if the landlord needs to pay for "check out" ? Please note that I pay separately for inventory checks.
4. I have also paid for "general repairs" at the end of a tenancy. Should these not have been deducted from tenant's deposit ?
5. I get e-mails from numerous office bearers in your agency about my apartment. There sems to be a need of better continuity. I have recently received 2 different quotations about a repair work in my apartment from 2 different officials in your agency. There should be better communication between your different office bearers to avoid confusion., I suggest you identify property managers for each property and have the land lords liaising with thiat identified person about everything to do with any particular property rather than land lords having to communicate with numerous different persons.
6. I had to pay council tax to Lambeth Council for 13 days last June, because my property remained vacant for that period. Yet you charge a 10% + VAT commission ! Is it not the responsibility of your agency to initiate processes well in advance to avoid such vacancies in tenancy ? Should there be dedicated responsibility and supervision of this work ?
