This was a difficult transaction which nearly went wrong on several occasions. Simon made two vital interventions without which we would not now have the property. At very short notice he found an architect to go to the property at no cost to us, and consequently persuade us that a Dormer window could be put in - without that advice we would not have proceeded. Secondly, after we had walked away on a later occasion, Simon wrote quite a bold and detailed email arguing that we were wrong to walk away , and that the issues which seemed undealable with could either be dealt with or lived with. He was right.
