Not only were they rude and unhelpful, they appear to be lacking in simple tenancy knowledge and do not carry out correct procedures with regards to tenancy agreements.
I note that they are not affiliated with ARLA who are the leading organisation for letting agents. This may illustrate their incompetence.

What agent could do to change your mind?
1. They could have offered a decent referencing service, given that this is included in their letting fees. 2. They could have at least been knowledgeable about the referencing process. Other agencies are able to accept an accountant's reference in lieu of an employer reference, but the agent I spoke to didn't appear to have heard of this. I was put on hold while the agent checked with the director and came back with the seemingly arbitrary 4 month figure. 3. They could have called me back when I was expecting information from them. 4. If the rejection was purely down to the landlord, they could have apologised instead of blaming me.

Dear Mat, Thank you for your review and we are sorry to hear you were disappointed with our service. We do accept accountant references from applicants who have been self employed for over a year. If an applicant has been self employed for less than a year, we will be unable to prove their annual earnings and cannot take any predictions/forecasts as a reference as it a high risk to to a professional landlord, therefore we will ask for a higher deposit and possibly a guarantor. What agent could do to change your mind?
Present offers to Landlord If you do have an issue with applicants pulling out after an offer has been accepted, take a holding deposit along with the offer! Not rule out applicants on the basis of their job titles- My title suggests commission based, but infact I am on a high basic with no commision plus I own a property which gives me enough income from the rent to cover my rent! Use common sense. If two names are simiar but one is less letters, it is probably a NICK NAME (ie I'm guessing Ollie's real name is Oliver)

What agent could do to change your mind?
Ensured the properties exterior was on par with the interior, to be more transParet and easy to reach, to have staff that are friendly and helpful. I will never use credential as long as I need a roof over my head.

No fees information available
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
