Today (07/11/13) I have been gazumped courtesy of the Ipswich branch of William H Brown. Things got off to a bad start from day one so I should have followed my gut instinct and got the hell out of there.
Initially, they informed me that the Vendor would agree a certain figure and then when I offered it, didn't bother to get back to me. I contacted the Vendor myself, a week later, and was told that they had never informed William H Brown they would accept that figure in the first place and had immediately rejected the offer. This probably explains why William H Brown didn't bother to update me (a bit embarrassing I suspect).
Anyway, about 2 weeks later, I was contacted by the ¢â‚¬Å“new Manager¢â‚¬Â who, after my complaints about their service, told me that he would oversee the transaction himself. He informed me that he had been brought in to sort out the branch's previous issues and promised he would personally deal with the purchase of the property to ensure there were no further mishaps. What complete rubbish!!
Last week the ¢â‚¬Å“new branch Manager¢â‚¬Â contacted me and assured me that if I made an increased offer, the property would be taken off the market and there would be no further viewings. More Rubbish!!
My offer was accepted last week and I was assured by ¢â‚¬Å“the Manager¢â‚¬Â at William H Brown that the scheduled viewings on the property would not go ahead.
Today, I received a call from William H Brown (not the Manager mind you) informing me that someone who had viewed the property before me (I viewed the property 5 weeks ago) had unexpectedly made a higher offer, yesterday, and because they weren't in a chain were in a better position than me.
Fortunately, this development did not come as a complete surprise to me due to the previous incompetence I had experienced from William H Brown.
From this point onwards I will not view any property advertised by William H Brown and I will certainly not make an offer on a property where the Vendors are buying through them either.
You have been warned!
What agent could do to change your mind?
They could do what they are paid to do which is sell properties.
