I was one of these quality tenants who rented through Edmund Cude (EC). All I can say is its a shame they arent a quality agent.
My 'thorough reference checking process' consisted of being charged £180 and then being asked to chase my references and email them across.
They also 'generate a large choice of tenants' by threatening to enter the property for viewings regardless of whether I was in the property or not.
I found this out myself when originally viewing the flat and the current tenants not expecting (and not being dressed) for a viewing, and again after I had informed them I wouldnt be renewing my tenancy.
Perhaps this was just a simple misunderstanding? These kind of things happen right?
Unfortunately not. We consistently had issues with the boiler and when it finally broke down, it was 6 days before EC sent someone round to fix it. They refused to make any arrangements for us so we could have a hot shower and/or do washing during this time.
Interestingly EC were very prompt to notify me that that they were willing to extend my tenancy for a further 12 months (without a break clause and with a 5% rent increase)
I could go on and on, but from my experience with EC they hold tenants in very low regard and are only concerned about making the maximum amount of money for their landlords at the cost of their tenants. They almost say as much in the company blurb above.
I genuinely feel sorry for the new tenants that have moved in.
