Left the property after renting for a number of years and landlord places a list of claims all but one of which were 'fair wear and tear' or previously known issues which were repeatedly reported and never dealt with. For example a scuff mark on a wall after 3 years of renting and they expect to charge for a full re-paint job (This is know as 'betterment' and is in practice illegal). These agents also employ general tradesmen for specialised jobs and then complain that it's the tenants fault when the job is messed up or (as in my case) the issues are left in a worse state than when they came! Had an absolute nightmare with Jones Lang LaSalle. Tho some good advice when dealing with agents such as these who refuse to release your deposit and try to tell you you don't have any rights: Keep your emails as evidence and start county court proceedings, there is alot of advice out there and in my case this was enough for them immediately realise they have to abide by the law and voila - full deposit released!
What agent could do to change your mind?
Know the law and tell the landlord of thier responsibilities (even if they're not going to like it!).
