Avoid like the plague. I rented a brand-new conversion flat in Streatham owned by the Haywoods Group.

Within 4 months of moving in the flat was condemned by Lambeth Council inspectors as being unfit for habitation, and not adhering to building regs - water poured through the roof and walls when it rained.

It was suggested that "you could move the bed so it doesn't get wet" and we had to take Haywoods to court in the end to get compensation.

We can’t comment on this specific case because the staff who dealt with it are no longer with the company.

What we can say is that in late 2009 a shift in our lender’s attitude to risk led to the repossession of one of our lettings portfolios. Responsibility for rent collection and maintenance (or refurbishment and sale) of the associated properties passed to their administrators. This turn of events was obviously not of our choosing and while we have sympathy for the effected tenants we can't be held responsible for properites which we no longer control.

In 2011 we restructured our organisation and rebuilt a responsive and courteous team to deal with our sales, lettings, maintenance and management. We only use contractors who certify their work and go back to fix any unforseen problems.

Websites such as this one rarely attract positive reviews from those who have had good experiences. Nevertheless, we've had a lot of positive feedback in the past 18 months which leads us to believe that our level of service is brilliant again. Like any agent, we still get the occasional complaint but we resolve these before they get out of hand.

It’s never possible to please everyone 100% but we do our best to accommodate.

This doesn't surprise me in the least. I live next door to a Haywoods' conversion and have tried in vain to get them to tidy the once-lovely landscaped garden which now resembles a weed-strewn wasteland, trim the hedge which borders our garden and remove their advertising board which - four years on - has become a permanent fixture. All very much at odds with a company who clearly strives to present itself as a purveyor of upmarket properties in leafy Ess Dub.

Apropos of getting wet, shortly after the conversion in 2007, our cellar was flooded when it was found they had installed ineffectual "push and click" water pipes. They might be suitable for countries with a lower water pressure but not for London mains pressure. You'd think they'd know this stuff or would employ contractors who do. I hope you got your compensation, we barely got an apology, just a load of empty, arrogant rhetoric.
