We have now lived in two different properties that were managed by this company and it is clear that neither has been properly maintained. Basic tasks such as clearing gutters. repainting woodwork to prevent rot and protecting against damp have not been done, and there has been no evidence to show that they intend do so in future. It is likely that this inaction could lead to serious damage to managed properties should more urgent issues arise.

If you are thinking of renting from or letting with these people at all, I would strongly recommend that you look to somebody more professional instead. Your life is likely to be considerably easier as a result.
What agent could do to change your mind?
Prompt response to requests for repairs is essential. Failing this; providing an honest timeline for how soon things will be dealt with is the minimum I would expect. Regardless of requests made, basic maintenance needs to be actioned regularly to keep properties in good condition.
