Your reply is not true. This is exactly what hapened to us.Firstly, could only get 4 keys upon tenancy starting. Finally got the other 2 after threatening to withhold 2 lots of rent! Banister broken when we moved in, which was a Health & Safety breech, as was the painting of
the sash windows closed! Cleaning fee for the whole house when we & parents cleaned it top to bottom spotlessly. Dust found behind a radiator (OMG) Then charged for a whole house clean. We cross checked your invoice for cleaning against the website of the cleaning company that you say you used. Their stated cleaing charges were many times lower than your invoice. One wonders then how this could be possible? Worst agents to deal with. Could never get answers to communications. When we were forced to go to your office, we were fed false promises. Things never dealt with anything in a timely fashion. Shower didn't work, workmen arrived, took it apart and left it like that for about 3 months (6 girls lived in this house!) USE AT YOUR PERIL!!

Our aim is to not have to make any deductions to tenants deposits. Our aim is to provide as many full deposit returns as possible, it is not time effective to be making lots of deductions and negotiations with tenants. Despite sending our tenants lots of end of tenancy information, including cleaning check lists, it is very rare that a property is returned to us as found which means we have to instruct remedial works on behalf of the landlord in order to restore the property to is original condition. On all occasions photographic evidence can be provided of this.
For any end of tenancy remedial works we are able to provide invoices which show the work completed. We are not able to make any deductions to a tenancy deposit without the tenants agreement. All of our tenants have the option to raise a dispute with the Tenancy Deposit Scheme should they not want to accept the proposed charges.

Maria I am also a parent and guarantor and have the same issues that you have raised. Walton Robinson have no ethics and have even asked me to send photographs to prove the rising damp over last 8 weeks in my Daughters bedroom, as thier maintenance team have provided a temporary fix.!!

Hi Mr Whitaker, thank you for your feedback. I am sorry to hear you are not happy with the deductions made from your daughter’s damage deposit. Any deductions taken from the damage deposit are to ensure the property is returned to the condition it was in at the commencement of the tenancy according to the inventory report, with reasonable wear and tear taken into account. We request tenants return the inventory report to us at the start of the tenancy with any comments they wish to make about the condition when they moved in to avoid any conflict once the checkout report has been completed. All work is instructed by a member of our Property Management team during the checkout inspection and everything is backed up with photographic evidence. We only use reliable, independent contractors with a proven track record of high quality work, so all invoices are a fair reflection of the cost of the work carried out.

Hi Amy,
We are sorry to see that you have been dissatisfied with our service.
Unfortunately if properties are not returned as they were handed over then it can take some time for deposits to be returned to tenants. We have to arrange for works, await invoices and liaise with landlords before we are able to release any amounts.
We do apologise if there has been delays in correspondence. The summer is an exceptionally busy time for us.
