I rented a flat in Hampton Hill for 18 months, which I found advertised through Snellers in Teddington. Snellers, Dexters and other letting agencies around south west London (Surrey/Middlesex) all belong to the Thamesview Estate Agent Group.
After signing the tenancy agreement, I dealt with Thamesview property management, whose staff are incredibly inefficient, unhelpful and unprofessional; getting issues resolved was extremely time-consuming. On one occasion the agent entered my property without consent and double locked my front door, forcing me to call out an emergency locksmith at 9pm. There was a a catalogue of problems as a result of their service standards.
At the end of my tenancy they sought to withhold £220 of my deposit for cleaning, without justification. Thankfully my deposit was covered by the TDS, who have an appeals process. I lodged a dispute against them and won. I intend to highlight this matter with the property ombudsman as I personally consider this to be fraud.
Take photographs of your rental property before you leave, keep a record of email conversations with the agency, demonstrate that fair wear and tear is the landlord's responsibility and be familiar with your contractual obligations. Don't let these people win, fight back!
Susan Usher and Donna Puttock were the staff I had most contact with, neither of them were very good and I would never rent a property with this company again.
What agent could do to change your mind?
Resolve problems within an acceptable time-frame
Do not dishonestly retain deposits at the end of a tenancy
Employ staff who have a professional approach to their work
Regulation and a code of practice should be introduced to protect tenants against agents
