Dodgy though the staff where fine.
I went to view a property with this company and was impressed with the price if not the state of the place, so decided to apply for it. The carpets were feisty and walls needed a new coat of paint. However while filling in the from to be sent off to landlord for acceptance, I was given a 'What happens next' leaflet.
In it I discovered a few nasty surprises.
The first was that I had to take out insurance which covered the fixtures and fittings of this unfurnished feisty carpeted unfurnished property. When I asked why, I was told that was to cover any accidental damage to the carpets or walls while I was there. (feisty carpets?) I did ask wasn't that what the damage deposit was for and she side-stepped the issue by saying that any damage claims would come of the insurance and not my damage deposit (WHAT?!?!) It sounded all rather strange and a bit dodgy as the landlords insurance and the tenant's damage deposit should be covering the fixtures and fittings already.
The second thing was the extortionate application fee of £275.00 + VAT while the third was a renewal fee of £70 + VAT every 6 or 12 months depending on the tenancy agreement.
So what started out as a cheap move was rapidly turning into an expensive, major long term commitment so I pulled out before any monies or commitments where exchanged/made.
I don't think I'll be using JSM unless they change some of their policies
What agent could do to change your mind?
I would consider using JSM if: -
i) They abolished contractually enforcing the tenant to insure the fixtures and fittings. Also Personal contents insurance should be advised by the letting agent NOT insisted as part of the letting agreement.
ii) They abolished the rolling 6 month or 12 month contract and replace it with an initial 6 month fixed term contract followed by a 1 month rolling contract.
iii) Abolish the renewal fee as I find it hard to accept it costs ‚£70 +VAT to type my name in a document, change the date and print it out.
iv) And finally, after reading some of the reviews here, for JSM to train up all their staff to provide the excellent service that a few of them are already providing
