Unfortunately I have to agree with the previous reviewer. This agency have some great properties, but they are all style and no substance. They popped up out of the blue around five years as a result of a lucky property purchase where the developers had gone bankrupt, and decided to invent a business around this with no experience, and a lousy attitude.
They have somehow won some customer service awards, but none of their tenants knows how as none of us have ever been asked to nominate them or even vote! Everyone in our building agrees that they are just awful.
Staff turnover is ridiculously high. Most are young graduates on their first job - none seem to last more than a few weeks before walking out of the job or being sacked. Sometimes their own staff don't even know who else works there from morning to afternoon.
I agree that there are lots of hidden fees - all of which are plain extortion. For example, they don't tell tenants that they force them to pay for expensive buildings insurance on the landlords behalf. Or that they have to pay all the initial admin fees (which are many and costly) again every year - even if only renewing contract. They drag out rent negotiations over so many weeks that in the end tenants are forced to accept increases of up to 10% or be homeless. They were ineligible for council parking permits so we had to buy theirs for over £1k pa(!) or sell our cars. £60 plus VAT for every individual new lightbulb to be fitted!
The office appear to have no organisation, hierarchy or procedures in place. Communication is shambolic. Many weeks can indeed pass before you even get an acknowledgement. Sometimes you just have to give up and get on with the problem yourselves. Our flat is infested with silverfish, and the building with rats too. In the summer it stinks of rotting rubbish from the bins and tenants dog poo in the gardens. Other tenants have been taken on in desparation without proper checks, so our neighbours are partying students, druggies and awful asbo "estate" families. They think they are efficient as minor easy repairs are fixed quickly (aka with superglue or WD40) but major repairs like floods, breakages, no hot water, no washerdryer, broken floor tiles cutting our feet, windows not closing, front door lock broken can take forever!
We went to a couple but never again as it was pretty creepy. Why would you want a social with your estate agent we thought?! Well now we know. In essence, avoid this company like the plague. Yes they have some lovely flats but they are just not worth the hassle.
