Me and my boyfriend liked a flat very much and we tried to obtain a viewing as the flat was still available. We called at Ashtons several times, we tried to make an online booking but we got no response from them. They always said they have no time and that I should give them my contact info and they would call me later. I gave Ashtons my name and phone number about 5 times. We finally decided to go to the branch where the lettings are done, before previously going to another branch where they told us that they cannot book a viewing because the tenants still live in the flat. I told them a few times that we need to rent this flat as soon as possible as we're leaving on a holiday in about a week. After the tenants moved out we arranged a viewing for which I told the agent I have to take a day off as he would by no chance arrange a viewing after 6 pm (other agencies do viewing even after 6 pm because people usually work until 5 or 6). My boyfriend saw today the flat, he liked it and when he asked about starting the procedures the agent told him we could apply (he said he would send him the application forms by email in by 11 am-12 pm but he didn't do it) but there are some other people who will view the apartment and only after we pay the reference fees will the landlord decide who will rent the apartment.
Apart from his total lack of interest towards us, he expected us to pay 200 pounds for reference fees to get a chance to be chosen by the landlord when we clearly told him it was very important for us to arrange the papers until we leave on holiday. We had contact with other agents too but we got never treated like this. They don't show any interest and they even discouraged us telling us not to apply straight away but to think about it a few days. I regret waiting for them because they said something in the beginning and now something totally different.
What agent could do to change your mind?
The agent should have shown more interest by being more flexible about arranging the viewing, should have told the truth from the beginning that he wants to obtain more than 1 reference fee and the landlord will decide who he wants as a tenant after Ashtons cash in at least 2-3-4 reference fees and we would have looked for other properties where we know that the agents are serious.

Comment on agent fees
Charged over £300 for referencing and then refused application regardless of passing the relevant reference check, told that it is ultimately landlord decision even after payment and passing checks
