When we first arranged to view the property the Albery Tyson agent didn't bother to show up so the previous tenant showed us around. Possibly a bad omen, but we letted the property nonetheless (it's a lovely apartment).
It was utterly filthy when we moved in, so we cleaned it. The walls desperately needed painting, huge back marks from furniture, scuff marks, the works. We complained, were told to paint them ourselves if we wanted it done. They lost their spare keys and hassled us until we got spares cut, at our expense, to do inspections. Getting any repairs done was such a pain that we stopped bothering in the end and either fixed it ourselves or lived with whatever the problem was. They displayed a general neglect and disregard throughout the 18 month tenancy, utterly unwilling to help with anything beyond a bare minimum.
When arranging to move out we were repeatedly asked for viewings with a bare minimum of notice, more than once asked to show the prospective tenant around ourselves.
We have now moved out, and have been charged a significant percentage of the deposit for some very minor cleaning, and the repainting that we asked to be done 18 months ago. I suppose it would have saved us a few hundred pounds from the deposit to have done it ourselves back then. Although given the wretched state we found the flat in I can only presume that there was no inspection back then, and Albery Tyson either didn't care about the state of the property so gave back the full deposit to the previous tenants despite the conditions, or they were charged the same as us, had the money taken from their deposit, and the cleaning back then was simply never done.
They're not necessary bad and are (mostly) pleasant people, but just tiresome to deal with. The whole experience has left a bad taste.
Ah well, glad to be rid of them. We're in a new place now, and didn't have to scour it clean first thing on moving in which came as a nice surprise.

With regards to the condition of the property we would let the prospective tenants know if the landlord is not willing to decorate at present, and they would need to leave it in the same condition as when they moved in.
With regards to the tenant showing prospective tenants around, this is occasionally done when the tenant would like to be present at the viewing and can not be there when we are available. We always ask the tenant if they mind and would never force this upon them.
