I am sorry that you feel let down by myspace whilst you were in a property managed by myspace on behalf of the landlord. I cannot respond directly to you as we have no recollection of a “Susan†recently departing any of our properties. However, I would like to address some of the issues you have raised.
We manage many properties for many landlords who live all over the world. We do not own properties ourselves, so if sometimes responses can seem a bit slow, it is usually to do with the fact that we have to wait for a response from the landlord. We do not have permission to carry out any works and spend money on behalf of a landlord, unless it is an emergency, and this can be frustrating for tenants. You mentioned that you raised issues with regards to wear and tear, not emergencies. When tenants do report issues that they feel need to be addressed, it is sometimes easier to copy and paste directly to the landlord.
With regards to the inventory, we use an independent inventory company who carry out a check-in at the beginning of the tenancy and a check-out at the end. It is independent of the tenant and the landlord so as to be unbiased. We do not carry out inventories ourselves, and the companies we use are members of the Association of Independent Inventory Clerks (AIIC). The deposit is lodged with a government approved scheme, who offer an arbitration service and therefore the inventory is an important document that needs to be independent and meticulous. It is also a condition report.
As the deposit is lodged with a government approved scheme, it is usually their timescale that dictates how long it takes for getting the deposit back. Where there is a dispute, due to the inventory, the undisputed amount can be returned and the disputed amount withheld until such a dispute is resolved, or through arbitration.
I hope that addresses some of the misconceptions surrounding agents and their responsibilities. As previously mentioned, I am sorry that you were unhappy whilst living in a property which was managed by us, however, much of your displeasure seems misplaced and we are disappointed that you felt it correct to write a bad review of myspace.
