HLM are the property managers of our building which houses flats above
our shop and cafe. From almost day one, we have suffered leaks including
a very serious one which resulted in the closure of our cafe for a
significant period of time and we regularly have disruption to business
in our shop because of sudden leaks. They are reluctant to deal with any
of these incidents despite the fact that they are serious incidents and
with our latest leak (lasting over a year), they have managed to stall
serious plumbing investigation for so long that we have actually
exceeded our building warranty which was 10 years, so now have no come
back with the initial construction company. HLM are not an easy company
to deal with, we've dealt with a succession of contacts who are either
on another site and not contactable, not at their desk or off sick/on
holiday. They promise but rarely deliver the full solution, meanwhile we
spend our time chasing them, cleaning up mess created by leaks from the
flats upstairs and watching our insurance premium rise. They seem to
feel we are a huge irritation and can't seem to understand why we need
to keep bothering them about the water that regularly comes through our
ceiling. We are at our wits end with this, we have maybe a month or two
of respite and come into work to find yet again stock is ruined and a
clean up job is required.
