We signed up with Taylor's after Scott came round to value our house and delivered a very impressive sales pitch citing local knowledge, existing buyers looking in our area and the ability to get lots of viewings straight away. We were impressed and signed up despite having to pay what we were told was an inital £199 marketing fee which would be deducted from the final fixed fee payable on completion. Turned out this was exclusive of VAT so it was actually £239 although we would still only get £200 off fees and at no point was VAT mentioned regarding this upfront fee. It took them a week and a half to get our property on rightmove and in that time we had only three viewings - rather fewer than was implied during the sales pitch. All these viewings were unsuitable and came after I had complained about the lack of interest. Our house is on the market for £155000 and Taylor's wanted a fixed fee of £4500 which is very expensive. I don't mind paying for excellent service but I do my mind being swindled and getting nothing for my money. The viewings we have had have all been very late, despite staff being told that we needed to be kept informed if timings changed because we have a small baby to consider who needs to stick to her routine. Communication has been appalling, there is no voicemail facility and opening times are not advertised on their website. I have cancelled the contract this morning. We signed up with Haart last week who have already been immeasurably better - property on their website the next day, on rightmove the day after that and three viewings in half the time we were with Taylors, as well as no upfront fee and a much lower completion fee, excellent communication and great service. Taylor's are a big agent and went on about how they sell more, have more properties on their books etc - if that's even true it won't be for long.
What agent could do to change your mind?
1. Marketed the property more quickly
2. Arranged more viewings as promised
3. Been more transparent about fees and upfront charges
4. Not been so expensive generally
5. Communicated more effectively
