Dear prospective tenants of Edmund Cude Islington,
I would like to pass on to you a few pieces of wisdom I have gained in my last year renting with this agency. I hope that you will find this information useful:
They misled us.
We were concerned about clear damage to the ceiling from leaks and were informed that this had already been fixed, the damage was old and a paint job was all that required. We moved in August and discovered in the autumn when it began to rain that this was not the case and the roof in fact leaked in multiple places.
They are incompetent.
Despite months of chasing, at this point in time, the ceiling still leaks. We also found that the handling of our lease signing and check-in was disorganised to the point where we were informed less than 24 hours before moving in
that we would not have access until 12:30pm when the roads outside our flat were scheduled to close at 1pm.
They are disrespectful.
Leasing agents and workers entered our property on several occasions without prior notice, and on multiple occasions attempted to enter without giving 24 hours' notice.
They over-charge.
The agency fees for Edmund Cude Islington are extortionate. We were charged £195 per person for which we received no inventory, no boiler safety certificate (obtained after chasing months later), and a struggle for every minute request (such as having the rubbish cleared from the flat prior to gaining entry ¢â‚¬â€œ a requirement of our lease which they fought to deny us).
Finally, while dealing with all of the above, the staff are consistently rude and unhelpful. We nickname this awful company Edmund Rude and I will never be returning to their ¢â‚¬Å“services¢â‚¬Â again.
What agent could do to change your mind?
I would appreciate organization and competency in the agents, as well as training in customer service. If they are going to charge the highest fees I have ever seen, they should make an inventory mandatory for the landlord or they should reduce their fee in the case of no inventory. They should not lie about the condition of the property to the tenants and they should not rent flats that are legally uninhabitable - i.e. raining inside, dangerously crumbling ceiling.
