I found Ware and Co absolutely useless, and often rude and offensive. Upon signing our tenancy agreement we moved into the property to find it had not been cleaned by the previous tenants, and even worse the freezer had been turned off but had not been emptied, so we had to remove defrosted gone off food, and clean the entire flat.
The condition of the property was not great, i.e. carpets and curetains were incredibly old, however we were obviously aware of this when we viewed and agreed to the tenancy.
We found it very difficult to get honest responses from Ware and Co to basic questions. For example, we found the water pressure in the flat to be so low that occasionally the electric shower wouldnt work due to low pressure. We asked the agents were the stop tap was and were told the only one was for the entire block, outside in the street. We checked this was fully turned on and then asked Ware and Co if they could investigate the water pressure issue. They stated that as no previous tenants had complained they did not believe there was a problem would not do anything, they refused to even come and see the pressure for themselves. Instead I took an afternoon off work and arranged an apppintment with the waterboard myself, they were very helpful and explained there would definitely be an internal stop tap for each flat, and spent nearly an hour trying to locate it. They finally did and found it was behind the oven and difficult to access (due to a kitchen redesign), and we discovered it was barely turned on, hence the low water pressure. When I contacted Ware and Co to explain this it became clear that they had known where the stop tap was but hadn't told us because they didnt want us moving the oven to get to it.
On another occasion we noticed the fridge was no longer working (we were renting furnished). It took over 3 weeks of me phoning every day before Ware and Co sent someone to look at it, and a further week before it was fixed. They made excuse after excuse, many of which were laughable, such as when I explained that I had bought a fridge thermometer which said the fridge was at 13 degrees, and given it was winter that wasnt much lower than night time temperatures in the flat and was told by Simon that this was because I had put the thermometer on the top shelf of the fridge and it would only work on the bottom shelf and that the firdge was probably working fine.
They frequently booked inspections insisiting we attend, so I would take an afternoon of work only for them not to show up as they had apparently written the wrong date in their appointment book. Whenever this happened they refused to even apologise, let alone rebook the appointment for an evening or weekend thus removing the need for me to waste more annual leave. On one occasion when I explained that I couldnt possible take any more time off work to rearange the appointment for the next week David told me I was being unhelpful and hung up on me.
They also frequently did not abide by rental law. We lived there for 18 months before the first gas safety check was completed. A year later when it was due to be redone they told us the day before it as due that we would need to let the gas man in as they had lost their copy of the keys to the flat and so could not let him in themselves, and it wasnt completed until a few weeks later when it was again overdue. Also, although there were many electircal applicances provided with the flat in our 3 year tenenacy these were never rechecked.
Towards teh end of our tenency the landlord wanted to do some work on the property, but when David phoned to inform us of this he refused to give us a date on which to expect it, and just said that the landlord would let himself in at some point in the next few weeks when it suited him. When I refused and explained that this was not legal and I insisted on the 24 hours written notice I was entitled to by law David again hung up the phone on me. We did then receive the written notice giving a date and explaining that a new floor would be fitted in the hall. We ensured the hallway was completely clear for this, but then arrived home from work to find he had also repainted a wall in our bedrooom without bothering to cover any of our possessions. Our curtains were completely covered in paint, as was our bedding, and many of my books and shoes had paint marks on them. When I complained I was told that it was emulsion paint so I should just wash it off and not complain. I refused, stating that as the landlord had given us no indication of his intention to paint, and therefore no portunity to protect our stuff it was not our responsibility to clean up their mess and that either I would do it and expect recompense for my time, or they could come and clean up their mess. At this Simon explained he was serving us notice, and ceased our tenancy.
We left the flat in clean and tidy condition, far better than we had found it, yet the agents attempted to keep the majority of our deposit. Their reasons for his were all laughable, for example that the lounge carpet needed replacing, however it seemed at least 10 years old and in need of replacement when we had moved in. Luckily as tenants we were protected by the DPS, and so after contesting their claim the DPS awarded almost all of the deposit back to us. However, the claim took our time and effort, and delayed our repayment of the deposit. We suspected that Ware try this with many tenants, as not have the time to make their case to the DPS.
Whilst we loved the flat our dealings with Ware and Co were unbelievably awful. In future no matter how great a property I would refuse to ever enter into proceedings with them again. They were repeatedly rude, unproffesional, dishonest, patronising and frequently treated us as though we had no rights.
What agent could do to change your mind?
Had the agent operated within tenant law, with a basic level of respect and honesty we may have considered using them in future.
