On the day of our viewing we spoke to the then current tenants about their experience with Samara whilst the landlord wasn't looking. They quietly told us that Samara were a nightmare as they would refuse to do any work to the problems they have had for a long time. We noticed the fridge in the kitchen was lodged in the corner and opened the wrong way so the current tenants actually couldn't access the fridge. We signed the contract under the condition that this was rectified. We moved in, the fridge wasn't fixed, the flat hadn't been cleaned, everything was broken, the walls were covered in holes, marks and drink stains, the carpets were disgusting and stank of feet, the kitchen had insect droppings on top of all the cabinets and a leak beneath the sink which causes damp. The kitchen surfaces were so chipped and mouldy that every time I cleaned the surface, more black stuff would come away at the mouldy sides, eating in that flat made my skin crawl. We had a mouldy bathroom which remains damp with silverfish, curtain rail and window sill fell off and found a letter from British Gas two days later telling us not to turn on the boiler as it is still broken and dangerous to which Samara had not told us about. The place is literally falling apart and I can see a long list of problems that are going to arise out of the existing ones and by what we were told it'll be a miracle if any of it will be fixed.

We are sorry you feel that you have had a bad experience at Samara. The lift was indeed out of order and we have replaced it. As you can appreciate the lift contractors took time to fit the new lift as they were required to replace the whole lift shaft which required extensive works. We are pleased to inform you that the lift is now operating. With regards to the fire alarm, this is serviced by UK's leading fire safety provider ADT. Although fire alarms sounding can be a nuisance to some tenants, it is necessary for the health and safety of all tenants in the building. We have 88 flats in Samara Plaza, and we cannot control tenants setting off the fire alarm through negligence (burning food etc). Thus the fire alarm is a crucial safety feature within the building and is not an issue we can compromise on.
In relation to the reward scheme, we offer all our tenants an opportunity to receive a reward of £100 for being a good tenant. That is to say tenants that look after the property, pay rent and return the property to us in a clean state will be given £100 as a thank you. The majority of our tenants receive the reward and are very pleased with this scheme. We do not take deposits from tenants and we felt that by operating such a scheme, it would encourage tenants to look after their property and clean it at the end of their tenancy.
