On the day of our viewing we spoke to the then current tenants about their experience with Samara whilst the landlord wasn't looking. They quietly told us that Samara were a nightmare as they would refuse to do any work to the problems they have had for a long time. We noticed the fridge in the kitchen was lodged in the corner and opened the wrong way so the current tenants actually couldn't access the fridge. We signed the contract under the condition that this was rectified. We moved in, the fridge wasn't fixed, the flat hadn't been cleaned, everything was broken, the walls were covered in holes, marks and drink stains, the carpets were disgusting and stank of feet, the kitchen had insect droppings on top of all the cabinets and a leak beneath the sink which causes damp. The kitchen surfaces were so chipped and mouldy that every time I cleaned the surface, more black stuff would come away at the mouldy sides, eating in that flat made my skin crawl. We had a mouldy bathroom which remains damp with silverfish, curtain rail and window sill fell off and found a letter from British Gas two days later telling us not to turn on the boiler as it is still broken and dangerous to which Samara had not told us about. The place is literally falling apart and I can see a long list of problems that are going to arise out of the existing ones and by what we were told it'll be a miracle if any of it will be fixed.

We are sorry you feel that you have had a bad experience at Samara. The lift was indeed out of order and we have replaced it. As you can appreciate the lift contractors took time to fit the new lift as they were required to replace the whole lift shaft which required extensive works. We are pleased to inform you that the lift is now operating. With regards to the fire alarm, this is serviced by UK's leading fire safety provider ADT. Although fire alarms sounding can be a nuisance to some tenants, it is necessary for the health and safety of all tenants in the building. We have 88 flats in Samara Plaza, and we cannot control tenants setting off the fire alarm through negligence (burning food etc). Thus the fire alarm is a crucial safety feature within the building and is not an issue we can compromise on.

In relation to the reward scheme, we offer all our tenants an opportunity to receive a reward of £100 for being a good tenant. That is to say tenants that look after the property, pay rent and return the property to us in a clean state will be given £100 as a thank you. The majority of our tenants receive the reward and are very pleased with this scheme. We do not take deposits from tenants and we felt that by operating such a scheme, it would encourage tenants to look after their property and clean it at the end of their tenancy.

Again we regret that you have had a bad experience and we would love to rectify any misunderstandings or negative encounters. Please visit the office and ask to speak to our management where they will be happy to assist. We have had a long standing reputation, we want to keep our positive image and we would like you to be one of the many thousands of our satisfied customers.

Dear Chris,

At Samara, we have a high standard that we try to adhere to and we would not accept a poor quality of service for our tenants. Poor maintenance of properties is not in our interest as this could put off prospective tenants and therefore we try to ensure that all our properties are well maintained and issues reported are resolved as quickly as possible. It is for this reason that Samara has been successfully letting its properties for over 20 years. If a property is deemed unfit for habitants we would take it off the market and ask the landlord to renovate it.

We are surprised that such a property has been rented to you by us and if you would like to visit our office and speak to our management we would do everything in our ability to rectify any issues you have. Of course this is unacceptable and we would not rent a property such as that which you describe to any of our tenants. Furthermore, we are agents and we do not allow landlords to show tenants around properties. We carry out all the viewings and therefore we wonder whether a landlord has claimed that the property is managed by Samara when it actually is not. All the issues you have mentioned above would suggest that this is the case as this is contrary to the practices and policies of Samara.

All our boilers are serviced by British Gas and they carry out annual visits to check the condition of the boiler ensuring it is safe and operating correctly. If the boiler is deemed unsafe British Gas would turn it off, gas supply to the boiler capped and the boiler would be replaced almost immediately. This is standard practice. The broken boiler would not be left without the supply being cut off as this would pose a danger to the tenants. Hence again, we would like to see any such letter from British Gas as we would like to take this issue up with them if this was indeed the case.

We regret that you have had a negative experience and we would very much like to show you how things should be done when renting with Samara. Please visit our office and ask to speak to a member of management.

Samara Plaza is the worst place I have lived so far. This agency only care about the money, they don’t care about tenant’s well-being. On day , the fire alarm was alarming around midnight , and we ringed the emergency call and no one answered it . All the tenants can do was waiting, and you cannot go anywhere! The staff came until early morning. The property does not have 24 hour hot water, and you have to take a shower before midnight. Also, the lift has broken for one year, and it has been fixed recently. This agency uses ‘ reward ‘ replace the ‘ deposit’. It means that they don’t necessary return the money because this a ‘reward ‘ for ‘ good tenant’, not ‘deposit’ .You cannot expect that this money can returned because they could use any evidence to show that you are not good enough. By the way, few of the staff in the reception is nice, but most of them just like a machine. . This is a shitty experience living in this terrible place!
