DO NOT USE THIS LETTING AGENCY! attempting to withhold deposit back listing unreasonable reasons for doing so! removal of coat hanger, removal of 1 cocktail sausage roll from the freezer!
no response to emails or phone calls
avoid Stephanie at all costs, no help whatsoever, very rude, very arrogant, whenever she wants something off you she is quick to pick up the phone, but any queries that the tenant has, you seem to be ignored or put off
I have also been in the office when tenants call in, and the lettings team 'claim' that she is not available when she is sat there! I wonder what they do all day?!

you are right that you send an automated out of office response but then do not proceed to answer the emails or return phonecalls - quite frankly the whole operation is a joke.
i have spoken to numerous tenants who have said the same thing and weirdly enough have been charged exactly the same amount for cleaning - maybe you just have a standard price that you attempt to charge all tenants?
the sheer amount of time it takes for anything to get done indicates that you hope that tenants will just give up on contesting the charges and accept them instead.
I would be interested to know what you personally gain from withholding any amount from the deposit as there has to be an incentive to drag the process out as long as you do, tell me, does the company or you personally receive a percentage of whatever is kept back? because it seems to be the case for all estate agents everywhere, there has never been an instance where a deposit was returned in full!
in the same manner as you, i will treat a non-response to this as an indication that you DO TRY TO UNFAIRLY WITHHOLD PEOPLES MONEY THAT WAS PAID IN GOOD FAITH AT THE BEGINNING OF THE TENANCY!
My only wish is more people visited this website before they rent anywhere with Eden Vale so they could know what they are in for come the end of the tenancy - if only I had done this!!!!
