Sanderson estates misrepresented the property to us when viewing. They claimed that the property (via website and verbally) had heating and water bills included in monthly rent.

Only following submission of holding deposit and on the day of contract signing were we shown a direct debit form for water and heating bills. No effort was made by Sanderson to correct the original misrepresentation they made to us. We requested that they offer a waiver of fees or amendment to contract given the materiality of the misrepresentation they made, however they refused to offer anything.

This type of misrepresentation is not small, it amounts to hundreds of pounds a year. Overall our experience with Sanderson estates was a terrible and upsetting one. We were put into a corner by Sanderson estates and essentially told- either sign the new terms, or find another property. I find it hard to understand how a company that claims it offers a 'quality service' is able to make this type of misrepresentation. I would not recommend Sanderson if you are a prospective tenant.
What agent could do to change your mind?
Sanderson estates should put more emphasis on actually delivering the 'quality service' they so claim to possess. It is unacceptable that a estate agent can represent a property to have certain bills included and others not, however then on the day of contract signing attempt to reverse these representations. Even if this was a genuine mistake it does represent any form of 'quality service'. I get the feeling that Sanderson is more concerned with chasing fees rather than customer service. This is evident in the mistakes that were made. I felt that the company was overstretched and understaffed which ultimately I fear will lead to more mistakes much like the ones we experienced.

The above situation did not happen quite as described but a new member of staff did unfortunately make an error. This was a genuine mistake and was not the result of any dishonesty but was simply human error. We apologised profusely and given that this happened almost a year ago and the initial 6 month tenancy is still continuing had hoped that this had been resolved to everyone's satisfaction.

What agent could do to change your mind?
Sanderson estates should put more emphasis on actually delivering the 'quality service' they so claim to possess.
