When we first put an offer in we were told that we would merely need a guarantor, after all the paper work was done, we wwere told that actually we needed a guarantor who earned above a certain amount, however at this point it was 2 days before the mobe in date and the paper work needed to be submitted in paper copy, meaning we had to fork out 12 months rent in advance because they had withheld the information untill it was too late to do anything. When my fiancƒÂ© moved in we were told we had recieved 2 sets of keys, but they only gave us one.

When he actually moved into the flat he discovered that the boiler was broken, with only luke warm water at best, it took two complete breakdowns, many emails and phone calls, 3 plumbers and 5 months before we finally recieved a working boiler, this was after we threatened to involve the law because they denied having any record of a boiler problem. At every stage the amount of beurocracy we had to wade through was infuriating.

Every request has to be submitted by email or it is ignored, then sent to the landlord, then back to pedder, then they arrange a contractor, who writes a report back to pedder that has to go to the landlord for approval etc. etc. you get the point. It took a week to replace our only toilet when it broke.

They also are very loose with the meaning of the contract, it stated that we had to pay a deposit of £500 for pets, however it is now only a week before I move in, while previously thay said it would be as we discussed, they now claim that the amount was actually per animal, leading to a ridiculous sum of £1500 for 3 gerbils in a single cage.
