Establish the legality of the tenancy they were proposing. Employ a professional cleaner who has a vacuum cleaner.

Pay on time. Follow up on queries. Issue some kind of remittance advice.
Pay the rental money that they owe.
Place ALL the tenants deposits in a deposit protection scheme. Transfer the deposit when you are no longer managing the property.
Remove the property from their website when the property is rented, or at least when they no longer manage it.
Jenny is obviously not up to the job, get her some help.
Doug is not happy with the agencies attitude/way of working, he needs to move to a reputable agency.
