I pretty much received the service i expected from such a big company, i was kept in the loop often enough, and some times i was kept ahead of the estate agent from my solicitor or mortgage adviser, but this was only a phone call ahead or max an hr. so all in all i was happy with the speed i was kept informed from Andrea. I was grateful for the help she provided in getting the house we wanted to purchase for the price we wanted, however when it came to the sale of our own house we where drastically let down. 3 estate agents all came with the same value, however this being the case, i would assume they would use the same method as surveyors to get an accurate and realistic price, which would match what a mortgage company would lend. we were told to put the property on at £110,000 , agreed a price at £102,000 but then the property got surveyed at £89,000. i do not blame the estate agent but at the same time can not help feeling led on by this glory price.
Andrea did her job very well, i feel manning staintons house valuer massively let us down.

Sadly one of legacies of the recession is that surveyors have become overcautious in their valuations for mortgage lenders. This was down to a wave of legal claims relating to perceived over valuing of properties by surveyors following the crash in house prices. We have since found that unless a surveyor is able to justify a price with concrete comparable evidence they will often down value to remain on the side of caution. This so frustrating especially when a buyer in the 'open market' has agreed to paid a price and this will prove to be one of the biggest challenges as house prices start their steady rise in the future.
