Our first experience with this agent was ok, they gave us no reason to complain. We were however, warned by our landlords about the experience they have had with this agent, which was far from complementary. It wasn\'t until we found our second property that we became aware of just how unprofessional this agent is. We had many issues with he house we moved into, resulting from 18 visits from builders. This is obviously not the agents fault, but it was the way the agent dealt with the problems, that we have found unacceptable. We have received a severe lack of professionalism in the emails we have received from this agent, also an appalling level help with the concerning matter. We would not recommend this agent at all.
What agent could do to change your mind?
The first time we used this agent, we did not have a problem, at all. We did however receive very bad feedback from the landlords themselves about this agent. But our experience by this point, gave us no reason to complain. Until now. We have moved into the second property with this agent and have had nothing but problems with the house, it is obviously not the agents fault that we have had many issues with house, but it is the way they were dealt with, which we have had issues with. We have received a very poor level of professionalism. In terms of the manor emails have been written to us and the way the issues have or haven\'t been dealt with. We have been extremely disappointed, so much so, legal advice has had to be obtained. I would not recommend this agent at all, as I have found them to be disorganised, unprofessional, with a poor lack of communication. All of which our old landlords warned us of.

All the above is far from true. This agency is a prime example of why letting agents need to be regulated. The agent was made aware of all problems and we have a letter and phone bills from the agents themselves to prove this. We were most certainly warned by previous landlords about this agency who themselves left the agency because of their severe lack of professional conduct. Not only this but the disturbing behaviour of this agency has not stopped at us leaving the property, which we are well aware of and consequently dealing with. Our first review was a very fair review and we can only hope that this agency is regulated properly in the future or acts professionally with future tenants and landlords. Despite full evidence of our horrifying experience with this agent, they still deny anything. I would strongly advice to stay away from this agent as we have now had to involve the police due to the behaviour of this agent since leaving the property.

Of course reviews such as this sadden us as we strive to take care of both our Landlords and Tenants at all times, and hopefully we do achieve this in most cases. This is the reason for there being only one negative review for our Agency. In this particular case, tenants also have a responsibility. That is to report all problems to us in order for us to help put things right. These tenants did not. We carried out our quarterly property visit and discovered that numerous things were not reported to us but directly to the builders of this new property. It is impossible to take over when one is left unaware. Suffice to say that the problems were all then rectified but the Landlord gave them notice to leave due to their lack of care to his property. They left with no financial penalties, and this was due to our negotiations with their Landlord. Our Agency also settled all cleaning costs as a goodwill gesture as they had a new baby to consider. We are bound in law to abide by our Landlords decisions when they decide to give notice to their Tenants, and we cannot be held accountable. We have no knowledge of any comments from their first landlords, and this is of course hearsay from disgruntled tenants. We at Ashby and Austin pride ourselves on our relationships with our Landlords and Tenants, so much so that many of our Tenants go on to become our Landlords of the future.
