I lived in Samara Plaza a couple of years ago. My flat was infested with cockroaches (most of the building is!) and the staff and owners wouldn\'t do anything about it insisting that there are no cockroaches in the building.

During one Bank Holiday weekend, the rubbish chute on our floor got blocked, therefore people would leave their rubbish bags in the corridor. It got so bad, that we had to jump over a stack of rubbish bags to get to the flat and the staff wouldn\'t do anything about it since it was Bank Holiday weekend!
The girls who used to work in the downstairs office were incompetent and rude, the owners are not better. They should be ashamed of themselves.

Samara\'s "deposit reward scheme" (or whatever it\'s called!) is a one big scam and basically you will never get your money back.

When I moved out from that dump after a few months I received an invoice for cleaning the flat even though I left it cleaner than it actually was when we moved in (don\'t expect to move into a clean flat when you sign a contract, in fact, don\'t expect anything).

Dear Martha,

We are sorry you have had a negative experience living at Samara. We have 88 flats in Samara Plaza and blockages of bin chutes are a rare occurrence. The only way this would happen was if a tenant, through negligence, attempts to dispose of large objects down the chute. As tenants are aware, this is forbidden and tenants who are caught doing this will be charged. Furthermore tenants are not permitted to leave rubbish outside their properties. Communal areas are checked daily (apart from weekends and bank holidays) and cleaned twice a week and tenants found not adhering to their tenancy obligations by irresponsibly leaving rubbish outside their property will be charged. Unfortunately we cannot always control how tenants behave outside our office working hours and therefore we are unable to control such issues during those times.

Refuse management is taken very seriously at Samara as it is a health and safety issue. We would never allow a rubbish problem to persist for long as we work closely with Leeds City Council Environmental Health Department ensuring that we as a reputable agency ensure all our tenants understand collective responsibility and that all can live in a happy and healthy environment.

Any property that has a pest issue is immediately addressed as we cannot afford to ignore pest problems in case they spread. Usually properties that have cockroaches are not kept in a clean state by the tenant and hence it is inevitable that eventually pests such as cockroaches appear in these properties. As we mentioned, Communal areas are cleaned very frequently in Samara Plaza and this reduces and even eliminates the chance of pests within the building. However, again we are unable to control how tenants live and therefore whether or not they will have an infestation of pests. Even when they do we have a dedicated team of pest control experts that are contracted to deal with all pest related issues.

We do not take a deposit. We offer a reward of £100 to tenants if they leave their property in a good condition. We write to all our tenants two month before the expiration of their tenancy and they are fully informed of what our cleaning requirements are. The majority of our tenants receive the reward. A minority do not because they do not leave the property in a satisfactory condition. If you feel that you indeed cleaned your property and you have photographic evidence of this we would be happy to offer you the reward. Please visit our office and speak to a member of management where we would be delighted to assist. We have detailed photographic evidence of all the properties that were not cleaned at the end of the tenancy and all decisions made not to offer a reward are based on this evidence. Because we do not take a deposit this is the only incentive that generally ensures that the majority of our properties are returned to us in a clean and tidy state.

If tenants receive an invoice it is because they have not cleaned the property and due to the fact that we don't take a deposit, cleaning charges cannot be deducted from the deposit and therefore need to be collected directly from the tenant. Again we would not do this if we could not provide the tenant with photographic evidence of this.
