I rented a property for under two years. Tor Estates does an inspection of the property every three month with or without you being present. On one occasion I was away for a few days and the bathroom extractor fan had been left on by the agent. I had to call out pest control at my own expense when mice were entering the building from large holes in the panelling around water pipes. They refused to come and seal the pipes, implying that it was somehow my fault that the mice had got in.
On leaving the property, I was told I had to have a receipt for professional carpet cleaning. It was also suggested I pay for a deep clean, window cleaning, a cooker cleaner. I cleaned the property myself to a good standard and had the carpets cleaned as requested, although I felt this was beyond the expectation of what a tenant should be required to do. If the carpet was extremely dirty or stained, I would have felt that was fair. However, this was not the case. It seems the agent is avoiding paying for a post tenancy clean and making the tenant foot the bill. I then had to wait almost three weeks for the aagent to inspect the property due to her annual leave. Even though there were other agents available in her absence. If I had needed my deposit for another tenancy, it would not have been possible. I was then presented with a long list of what they felt was sub-standard cleaning and was told they would need to get a quote for a deep clean, jet blasting the concrete slabs on the patio. They said there was dust around skirting boards, all which I cleaned before I left 3 weeks before. I laughed at a few things that they said were substandard as I never used them and just put them back as I found them when I moved in. I feel sad for people who are put in this position and cannot afford to be or do not know there legal rights. There is a definite lack of compassion from this agency and an abuse of power. I would not recommend them to my enemy.
