We rented with Edenvale for the best part of 4 years, majority of our time spent in MASSON PLACE in Manchester city centre.

When we moved out in April 2013, similar issues as to what others have already posted arose. Edenvale are very poor at responding in a timely manner to any sort of query, even if you call them. We called to get sofas that had literally fallen apart (being at least 10 years old) replaced - We started this process in October and still nothing was moved forward on this 7 months later when we moved out of the property.

Edenvale then went on to claim for cleaning (when a full clean occurred before we left had occurred) when cleaning is supposed to happen as part of a new tenancy agreement - work that one out? as well as attempting to charge us for painting walls, toliet brushes!!, stained mattresses (that were not visilble when we moved into property).

Edenvale never once took a property inspection during our 3 year period with them. I am now taking this matter up with the DPS.


I have lived in Manchester for 10 years and never had issues with any letting agent or landlord bar Edenvale. My advice to you if you do let with these. Make sure the inventory is completed correctly at the start of your tenancy and take photographic evidience of the state of the falt when you enter and leave.
