AVOID THIS AGENT (or any company associated with James Dean (Redhill) Limited (James Dean Estate Agents and James Dean Property Maintenance)).
Totally unprofessional outfit with a focus purely on taking money from its customers and offering nothing in return, other than an incredibly poor service.
We had the misfortune to select them to manage our property while we were out of the country. I use the word ¢â‚¬Ëœmanage' though in the loosest possible sense as it appears that having now sold the property (with another agent I might add), they had been doing nothing to manage what had been going on with the property during the tenancy. Significant cosmetic changes were made (without our consent) which, because of the poor quality of the changes made, meant we had to reduce the asking price of the property significantly. The inventory provided was not worth the paper it was written on with no mention of the changes that had taken place ¢â‚¬â€œ most of which were discovered from photographs taken by the new agent to market the property.
When we tried to bring them to task on the quality of the service they provided (or lack of), we were met with resistance and a complete lack of ownership for any blame falling with them. They did not admit they had done anything wrong, despite considerable evidence to the contrary. As they were no longer being paid for their ¢â‚¬Ëœservices' they completely washed their hands of any handover ¢â‚¬â€œ they did not even manage to obtain final bills from the tenants confirming they paid them up to the end of the tenancy (which it turned out they did not).
We should have smelt a rat when they first found a tenant and a neighbour informed us they had a dog, which was met with complete indifference when we complained to James Dean. Of course by this time they were sitting back counting their fees for doing nothing. On the subject of fees, the rent was paid late to us on several occasions and when we mentioned this to one of the individuals ¢â‚¬Ëœin charge', we were advised that we should have budgeted for them paying late on occasion, i.e. budgeted for their incompetence! What a bunch of clowns.
You have been warned. This outfit should be avoided at all costs.

Matthew, please clarify which property you let via the Horley office so we can look into this further.

Please note that the agent's response is completely untrue and is only there to try and wriggle out of the issues raised. The property being let was in Horley and we dealt with the Horley branch when letting the property. If they subsequently moved this to another branch it's irrelevant as we only ever dealt with them by e-mail. Ultimately, they're all part of the same cowboy outfit irrespective of which actual office was at the other end of the e-mail. AVOID!

PLEASE NOTE: This comment has been unfairly placed on JamesDean HORLEY which has had no dealings with this Landlord or the property. The lettings manager and staff at Horley, who as you can see from other recently added reviews by Horley tenants and landlords should not be penalised for any matters arising from the letting of a property covered by another branch.
