I have been a tenant of Penny Ashton\'s for the past 6 months since moving into my apartment in the centre of Manchester.

From the offset they have been very accomodating especially with the initial move. At the time I was working to a deadline to be out of my previous flat and couldn\'t afford an extended stay at a hotel. Penny Ashton\'s previous tenants had left the place a mess and there were many things damaged in the flat, likely due to simple wear and tear. Penny Ashton\'s policy is to not allow anyone to move in until the place is immaculate, which makes sense really, however after some discussion they agreed to let me move in early instead of waiting for the repairs and cleaning. Few people would consider this a positive thing but at the time I was sleeping on a friends floor and considering I had to arrive to work every day in a crumpled suit I was in dire need of somewhere to live. They agreed, after I signed a waiver, to carry out the maintenance while I was living in the flat and to record what was broken/damaged when moving in so I would not lose any deposit when I decide to move on. This reassurance has allowed me to feel settled while living here.

Since then Penny Ashton have carried out repairs and replaced furniture generally in a timely manner especially if it something time critical, e.g. when the oven broke.

There has been a few occassions when I had to chase Penny Ashton for things to be replaced but I know fine well that a letting agency is at the mercy of the Landlord when approving certain things. I have always had issues with this part of the relationship in previous flats. However Lyn, who I primarily deal with, has been an absolute blessing. She has kept in constant contact and takes the time to explain to me, transparently, any issues that arise e.g. the landlord can\'t afford new drawers till next month.

The maintenance guys whenever they come have been respectful and efficient and have caused little or no disruption to my day.

There are still a number of things outstanding that need attention since moving in, that was listed on the inventory, but these are minor and I have no doubt if I put in a request Lyn will start proceedings in a timely manner.
