Arranged 2 visits easily and the person on the phone was pleasant enough. As soon as I asked for a 3rd visit (we were really interested just want in making an offer) . The request for 3rd visit was almost met with anger by the agent (call centre employee) on the phone and had to really force him to get a 3rd visit. This really put us off looking at the flat again. We did see it again and we put an offer in the next day. This is where I completely disagree with how properties are advertised on their website (offer in excess of) we put several offers in all got refused. The last offer was well over what was advertised, but we were told that the vender wanted 10,000 more than was advertised. Why wasn't the website adjusted to fit into what the vender wanted. It makes no sense¢â‚¬Â¦ Buying your first house or any house is stressful and emotional enough but this agency make things a whole lot worse. They have now changed to offers over what the vender wants. This should of happened anyway. Stay away from this agency if you are a buyer they are unhelpful and the way they advertise properties completely plays with people's emotions and feeling. I will avoid the agency as much as possible.
What agent could do to change your mind?
Been open and honest with the price the vender wanted rather than wasting people time.

We are buying a house from them at the moment, and received the same issue. Put in an offer that they would not even take to the seller, so we offered the minimum which they rejected. Then we did get an offer accepted after they told us what the seller wanted to get (10k over the advertised price), and they have now changed the website to indicate the higher offers over price. So not a one off tactic they have used.

I still disagree with your approach. You may generate a lot more interest for your customers but are they really the right customer. Due to your misleading approach the vender will have people visit the property who will not be able to afford the price the vender wants. So its a complete waste of time, your approach will make potential buyers spend a lot more than they can afford due to them wanting the property so much. The property in question wasn't worth anymore than our final offer, it had been listed previously by another estate agents for only 3,000 more than are final offer. Also as I said previously the property is now listed for offer in excess of what the vender wants. There was no reason to put it on for anything less, as the property sold days after you changed the offer in excess price. The only reason for this is the customer who visited the property knew what to expect, knew what price the vender want and put an offer in. This alone proves that your system is flawed. I am sure you have many happy customers that have sold their property for a lot more than its worth.

Whilst we fully appreciate how devastating it must have been for you to lose out on the property, this property was keenly priced and therefore it generated high levels of interest which ultimately led to a number of higher offers for our client to consider.
