My husband and i recently started the process of purchasing a property through Jan Forster Estates. We secured our mortgage paid for a survey and instructed our solicitor.
When we received the survey there were some concerns raised about the roof, missing tiles, dated method of waterproofing and in essence we were advised that on the next annual inspection it could need to be renewed as apposed to the hassle which would be caused by just carrying out repairs.... this wasn\'t an urgent issue but was highlighted as an area of caution amount other things.
We approached the estate agent regarding this and they asked for the survey, as a first time buyer i thought there would be no issue in this, except the estate agent we were dealing with used the survey to undermine us and state these were considerations only and that the surveyor has to write something because that\'s what they were paid for - clearly Gail has no objectivity and simply looks to manipulate the information to her benefit.
After receiving an email with elements the vendor would and would not consider acceptable i then received a voicemail from Gail telling me that if we didnt want to proceed then thats fine as the vendor would just take the property off the market. This made us feel backed into a corner and very frustrated as we\'d already spent £900 progressing the purchase of this property. Gail was very unprofessional leaving a voicemail in this manner!
When i called to advise that the roof was a sticking point for us and we would not be able to proceed unless we could review this, i was told that\'s okay we\'ll cancel the offer... she also told me that the vendor would look to rent out the property with them, so the subtext there being they would be gaining anyway so why offer us any sort of customer service.
When i informed gail i wanted to provide feedback she was very arrogant in her approach and simply accepted my comments with \'okay\'. Clearly this estate agent represents one interest the one they make money from, and have no consideration for anyone else, even though they provide a service to purchasors and residents as much as they should be to the vendors.... i am still angry now and will be telling everyone i know of this poor experience i\'ve received!!
What agent could do to change your mind?
- Listen more than speak
- Consider the experience you are providing to people purchasing a property
- Dont manipulate facts
