The initial viewing process and moving in support was great. Gave me multiple choices, drove me to all of the places, were very transparent and clear with instructions. It was very quick to move in, though I am shocked at the quality of some of their other properties.
The place I rented was lovely. Modern, spacious, a washing machine, waterfall shower. It was lovely to stay in it.
However, their repairs system is completely flawed. When I initially moved in, there was damp in the walls. No aerial. No gas or electric so I had to commute to their office to bother someone incessantly to sort it out. The toilet was on its last hinges. I had no black or recycling bin. Most of these things were never sorted. The damp got worse and spread to most of the walls in the flat. I only ever got a green bin despite asking them multiple times to provide me with a black one. The toilet was never fixed.
In addition to those issues, more things happened that were either never fixed or that they took way too long to sort. The boiler stopped working, then found out from the engineer sent that it hadn't been installed properly in the first place and was slowly releasing gas. I had to buy a carbon monoxide alarm because I was so worried. The radiators made loud sounds at night, shaking and vibrating non stop. The wifi (provided by them) was unusable for several months meaning I had to invest in more phone data or watch my lectures/seminars from a friends house. Despite all the proof I provided them with for each of these things, they doubted me consistently. Nothing was simple. Everything took months to sort. I can't imagine how stressful that must be for other tenants who had more pressing matters.
The thing that really tipped me over the edge was when I was locked out of my flat. It was a keycard lock, it was raining and cold on a Sunday afternoon and I had been away for the last week on holiday. My keycard wasn't working. They had reduced their emergency phone line hours so the only way I could contact them was through Facebook Messenger. I got no response for an hour or so and when I did, someone was sent out to fix it. He took about an hour to arrive. Only he didn't know what the issue was as his spare keycard wasn't working either. We had to go back and forth between my flat and the Samara offices and eventually it was sorted but I had to pay around £50?! To cover the key and the out of hours maintenance guy fee. He even said it wasn't my fault that my keycard wasn't work yet I had to pay? I eventually got my money back but the process wasn't simple. That really tipped me over the edge. Having to pay, but mostly that Samara Lettings are completely inaccessible outside of working hours. They have no emergency number like other letting agents do, just a ridiculous messenger system. Imagine going out for the night, getting home at 3am, not being able to get into your flat due to a fault from Samara and not being able to call anyone for help? So much for safety and quality customer service.
I loved the place, it was truly lovely, however the price was ridiculous for what I received and the amount of flat viewings they do is crazy. They give you warning, of course they do, it's the law, but I was averaging 3/4 a week the whole year, up until the end of my tenancy. It was so inconvenient, especially with everything from university being online. It was such a nuisance.
Their viewings agents let people use my facilities when I wasn't there. I would come home from university for the day and find crumbs everywhere, the toilet not flushed, tissues on the flour, my squash being used. Bearing in mind I lived in this property alone and always kept it in a clean condition because I'm a bit of a perfectionist. It was disgusting. Felt violated. I had to buy a small locker to lock my valuables in because their viewing agents let prospective tenants go through my stuff. I had to report and complain about this many times and eventually it got sorted but it was a joke! Their agents are incredibly blunt and difficult to talk with. They do not listen to you, they talk at you. The receptionists are not very well trained and do not know what they are talking about half of the time. I had to ask to speak to someone else because they wouldn't know what to say. They have been incredibly difficult in releasing my deposit back to me too. Took longer than the 10 days which is the legal maximum for a landlord to hold onto your deposit. It's just been nuisance after nuisance after nuisance.
So yes, overall, the quality of the flat was largely lovely. Nice quality. Nice bathroom. Good bathroom. However their agents and repair system, lack of urgency and compassion and inaccessibility make Samara Lettings an agency that I wouldn't dare to use again. Yes, my issues weren't the most horrible ones ever to be heard. But I would be worried about future issues that are more pressing. If their current behaviour is anything to go by, serious issues would never be solved and things could get much more dire. I'd be worried about my health and sanity with Samara.
